Pre-Covid, the life sciences sector was already flourishing but the global pandemic has undoubtedly catapulted it into the national spotlight. During a year of lockdowns and various restrictions, all eyes were pinned on the sector to provide the route back to ‘normality’. The gradual return of our freedom is testament to the array of knowledge, skill and talent that permeates the sector and the Arc itself.
Repurposing to lab space
One of the trends likely to occur in sci-tech real estate is the re-purposing of commercial spaces like offices, retail and warehouse units, to lab space. With increased demand for this space amongst occupiers including the life sciences and tech sectors it seems logical to repurpose units sitting vacant. However, there are some specific and technical considerations needed. Location and logistics are at the top of the list.
Is Sci/Tech the future?
Over the last six months, landlords in the science and technology sector have seen an increase in demand for space and accelerated growth. Previously seen as a niche asset class, sci/tech is fast becoming more “mainstream” as investors diversify their portfolios and look for opportunities in the area.
